What’s the difference between TPO and EPDM?

TPO is a white, heat-reflective membrane that reduces cooling costs on buildings with significant HVAC load — a common choice for retail and office. EPDM (rubber) has a longer track record and performs well on lower-slope roofs where reflectivity matters less. We’ll recommend based on your building’s specific exposure and use.

Do you handle roofs with rooftop HVAC units and equipment?

Yes — commercial flat roofs routinely have HVAC curbs, vents, and other penetrations. We detail and flash around existing equipment and coordinate with your mechanical contractor if units need to be temporarily relocated.

Can you work around building occupancy and tenants?

Yes. We phase installation to minimize noise and access disruption and can schedule work outside business hours for occupied buildings when needed.

What size buildings do you take on?

We’re set up for buildings up to roughly 30,000 sq ft. For larger jobs, we’ll partner with another contractor or provide a referral.

Do you offer ongoing maintenance plans?

Yes — annual inspection plans for property managers help catch membrane wear, drainage issues, and flashing failures before they become leaks, which is typically far cheaper than emergency repair.
