When a roof is past repair, we do a full tear-off down to the deck, inspect and replace any rotten sheathing, install synthetic underlayment across the entire deck, lay ice & water shield at all eaves and valleys to Minnesota code minimum (with upgrades available), and install GAF or Owens Corning architectural shingles with brand-new flashing at every chimney, wall, vent, and pipe boot. Roof Repair
A lot of roofs we get called to look at don't need a full replacement — they need a vent boot replaced, a piece of step flashing redone, or a few shingles swapped after a windstorm. We'd rather sell you the $400 repair that solves the problem than the $14,000 replacement you don't actually need yet. Why Minnesota Roofs Fail — And How We Build Around It.
A roof in the Minneapolis metro fights a different battle than a roof in Atlanta. We get summer hail, August straight-line winds, three-day ice storms, six-month snow loads, and freeze-thaw cycles that move every fastener and flashing piece on the roof. The shingle itself is rarely what fails first. What fails is the cheap stuff underneath — the underlayment, the flashing, the ice & water shield coverage, the vent boots — and the ventilation that should have been balanced when the roof was installed.
Here's the short list of what we see most often, and what we build into every Sellers Roofing install:
- Ice dams & backed-up water. When attic heat melts snow at the ridge and it refreezes at the eaves, water backs up under the shingles. We install ice & water shield to MN code minimum at all eaves and valleys, and we recommend extended coverage on low-slope sections and over heated garages.
- Hail bruising. Hail rarely punches through a shingle on impact — it bruises it, knocking off the granule layer that protects the asphalt. Within 12–18 months, those bruised spots fail. We photograph and document hail strikes during inspection so insurance scope reflects the real damage.
- Wind uplift & missing shingles. Straight-line winds over 60 mph will find any nail driven too high, any shingle without proper sealant bond. We hand-seal field shingles and use 6-nail patterns in high-wind zones.
- Vent boot rot. The rubber gasket around plumbing vents cracks within 8–12 years in Minnesota sun. It's the #1 source of attic leaks we find. We replace with metal-collar, lifetime-rated boots on every replacement.
- Improper ventilation. A roof without balanced intake and exhaust ventilation cooks itself from below. Shingle warranties get voided. We size soffit intake against ridge exhaust on every project.
- Flashing reused from the old roof. The cheapest way to skim margin on a reroof is to bend the old flashing back into place. We never do this. New flashing at every chimney, wall, skylight, and pipe.
None of this is exotic. It's just the difference between a roof installed to spec and a roof installed to win a low bid.
