What should your roofing estimate include?
A useful estimate starts with the roof, not just the floor area of the building. Measured roof area, pitch, height, layers, access, and roof details all affect the work.
Ask which materials are included, how flashing and ventilation will be addressed, and what happens if damaged decking is uncovered. Discuss how changes will be documented before additional work begins.
Repair or replace?
A leak does not always mean the whole roof needs replacement. A review of the surrounding shingles, membrane, flashing, and roof deck helps identify whether a focused repair can address the problem. If replacement is recommended, ask what condition makes it the better option.
Residential and commercial properties
Tell us whether you manage a home, commercial building, apartment property, or HOA. Access, tenant communication, equipment, drainage, and the roof system can change the project plan.
From estimate to closeout
Before work starts, review the agreed scope, materials, schedule, property access, and cleanup. At closeout, keep the installed-product information and the written labor-warranty terms with your property records.
