Signs That It’s Time to Fix Your Roof

The average roof can last anywhere from 25 to 50 years, depending on climate and materials. When the roof starts to deteriorate, it usually happens gradually and over a number of years. Homeowners may grow complacent about maintaining and inspecting the roof, but if you notice certain signs, it’s time to think about fixing it.

Water Leaks

If your roof is leaking, it’s possible you might see water dripping, but it’s rare. Most likely, you’ll notice stains on your ceiling and walls caused by water that has seeped underneath roofing shingles or tiles. You may also notice the paint is bubbling or cracking.

Covering the stains with paint won’t solve the problem. Since these stains could indicate a bad roof, you should thoroughly inspect your home, beginning with the interior of the attic or upper floor. Using a ladder, visually check the roof for any broken or missing shingles or tiles.

Broken Tiles

Broken roofing tiles may not cause an immediate problem, but they could spell trouble in the future. Tiles can break because of weather or objects such as tree branches falling on them. A broken or cracked tile can allow water to seep inside and eventually cause widespread damage.

It’s easier and less expensive to replace a broken tile or two than to have the entire roof replaced. Moreover, repairing the damage helps maintain the value of your home. Replacing a broken roof tile may seem minor, but it can significantly improve curb appeal.

Mold

Anywhere you see mold in your house, outside or inside, it’s a sign of moisture. Often, mold happens because of condensation but it can also indicate a leaky roof, especially if you find it near ceiling lines, skylights, and inside attics. Some mold is harmless, but certain types can cause serious health problems.

To effectively remove mold, you have to address the root cause or it will return. When a leaky roof is the culprit, you should take action immediately to have it repaired or replaced. After the roof is fixed, the mold can be eliminated for good.

You probably don’t give much thought to your roof, but it is literally the only thing standing between you and bad weather. To keep your roof in good shape, inspect it periodically. Inside your house, be on the lookout for those telltale signs that your roof needs fixing.
